decorating with plants

5 Tips for Decorating with Plants

House plants have always been around, but they’ve skyrocketed in popularity over the past few years.

Not only do house plants look great, they add a calming element to any space, caring for them is a rewarding hobby, and they can help purify the air. And of course, it doesn’t hurt that they look so great on Instagram.

If you’re ready to add some life (literally) to your home, read on for 5 tips for decorating with indoor plants.

1) Keep it Light

As fun and creative as decorating with plants can be, there are a few practical things to consider. One of the most important is lighting. All plants will need some source of natural light to thrive, but different plants need different amounts. Some will need bright, direct sunlight, while others prefer a bit of shade. Be sure to research any plants you consider putting in your home and place them in a location where they will get the optimum amount of sunlight.

2) Play in the Dirt

While it may be convenient to set your new plant into that cute planter still in the plastic pot it came in, this isn’t the best idea. Your plant is likely to grow out of the small container that you bought it in fairly quickly, so invest some time in an afternoon of repotting. Be sure to use high quality potting soil and don’t be afraid to get your hands dirty!

3) Get Creative with Pots

While most houseplants are green, it’s easy to incorporate other colors in the pots you plant them in. You can find pots in every color, shape, and pattern imaginable, so get creative. If you can’t find just what you’re looking for, purchase a plain terra cotta pot at your local garden store and paint it yourself to perfectly accent your home.

4) Mix it Up

One of the most fun things about plants is that there is so much variety! Don’t be afraid to experiment with different colors, shapes, sizes and textures. If you group plants together, remember that contrast is a key to good design. Succulents have become very popular, and they come in a plethora of shapes and sizes, making them an excellent choice to add variety to your home.

5) Spread Out

House plants aren’t only for the living room. Place some in your bedroom, kitchen, or office. The bathroom is another excellent location for house plants. This tends to be one of the most humid rooms in the house, meaning that certain types of plants will thrive there that may not in other parts of your home. Just be sure that no matter what room your plants are in, there is a window nearby!

Plants are a fun and interactive way to brighten up your home. From succulents to cacti to orchids, each plant has unique needs, so be sure to learn which plants fit your climate and lifestyle.

tips to modernize your home

4 Tips to Modernize Your Home

There’s a lot of inspiration for home design out there: from shows on TV to Instagram feeds and Pinterest boards.

And who doesn’t love browsing through before and after photos of a home remodeling project?

Social media and TV shows have even affected how buyers view properties:

68% of buyers agents stated buyers were disappointed by how homes looked compared to homes they saw on TV shows.

Whether you are getting ready to list your home for sale and want to increase the value, or you want to upgrade your living space for your own pleasure, take a look at these tips to modernize your home!

Start in the Kitchen

There are so many ways to modernize your kitchen!

One of the most popular is updating appliances. Newer stainless steel or black appliances can make a huge difference in your space. Appliances with smudge-resistant finishes and easy-to-clean surfaces help keep things looking newer longer, too.

New cabinetry is another way to change the look of your kitchen. Not in the budget right now? No problem – you don’t have to install brand-new cabinets to get a new look in the kitchen.  Painting or refacing your cabinetry, along with some new hardware gives existing materials a facelift at a much lower cost.

Even the simple act of reorganizing your kitchen can make a big difference. Think about using cabinet organizers and other organizational tools to create more usable space for everything you need – from pots and pans on the stovetop, to spices stored away neatly in a drawer – without making it look cluttered or messy. This will give an open feel that makes kitchens seem larger than they really are.

Update the Bathroom

New tile – whether flooring, shower, or backsplash – in the bathroom can provide a refreshing change. And, with newer and more water-resistant materials available today, it’s easy to bring your outdated tiles up to date without worrying about chipping or cracking.

A fresh coat of paint or fun wallpaper is another way to modernize this space – especially if you’re not looking for anything too drastic and just want things to look clean again.

Finally, replacing old or outdated accessories can make the space feel like new. Towels, mats,  shower curtains, and towel rods or hooks can all be updated for a modern look.

Upgrade Lighting Fixtures

If you still have original lighting fixtures throughout your home, that means they’re probably a few decades old. The options for lighting fixtures are endless and there are also plenty of new modern styles to choose from – without breaking your budget.

Just think about what you want the space to look like. Do you want it to have a bright, welcoming ambiance, or do you prefer something more subdued?

Replacing outdated fixtures is a quick and easy way to modernize your home!

Statement Decor Pieces

Statement pieces are all the rage these days and for good reason! They’re a great way to make your home more unique. This can be anything from an accent chair in a bold color or pattern, to a piece of artwork, to painting over old wood paneling to create an accent wall.

You can shop for statement pieces at your favorite shops, or you can hit up markets and estate sales for unique finds you can’t find in stores. Start with a vision in mind and explore your favorite places.

There’s no need to invest in every piece of statement decor at once. Start small by adding just one item that will make your house feel like it belongs only to you!

kitchen island design

Kitchen Island DOs and DON’Ts

I can’t imagine designing a kitchen without an island!

The kitchen island serves multiple purposes, providing space for prep, dining, and conversation. With the right setup, your island helps create a flow that makes your time in the kitchen more efficient and enjoyable.

But I’ve also seen some islands take away from the kitchen’s functionality, creating a space that feels cramped. So what do you need to consider when designing your island? Keep reading for the dos and don’ts of the kitchen island!

DO: Think About Function

One of the most important things to consider is the primary function of your kitchen island. Is it a gathering spot? A place for preparation? Cook center? Extra storage? Your island may indeed combine all of these things, but you’ll want to decide what is most important and design around that element. You may realize you don’t have enough space for everything on the island, and will need to put part of the design somewhere else in the kitchen.

DON’T: Go Too Big

The kitchen is a room of movement, and creating the right workflow is essential. If an island is too big, it will disrupt this flow, creating an obstacle between you and other areas in the kitchen. In addition, if it is too wide, you’ll have a difficult time reading the middle of the island. Base the size and placement of the island off the size of the kitchen.

DO: Add Storage

Let’s face it: we could all use more storage in the kitchen! And an island is the perfect place to sneak in more cabinets and drawers. Cabinet design has become so functional for the kitchen, allowing you to opt for pull-out shelves, sectioned drawers, and even spice racks!

DON’T: Skimp on Seating

Most islands come with a place for you and your loved ones to sit. This creates a more casual place to dine, a space for paperwork, or a spot for conversation. Ask these questions if seating is essential for your island:

  • What height do I want the counter and chairs to be?
  • What type of seating do I want?
  • How many seats should fit?
  • What is the width of the eating space?

DO: Plan for Electric

If you plan to do any type of food prep or cooking (or even charging your phone), electrical outlets are essential. Plan for a minimum of one electrical outlet at each end of the island, so you’re never left looking for an outlet!

DON’T: Forget about Appliances

You can include a wide range of appliances right into your island. If you want your main sink on the island, it makes sense to put the dishwasher next to it. You can also choose to put the oven range and stovetop if you want your island to be a cooking center. Some fun appliances you can add include a wine cooler, warming drawer, or microwave.

DO: Have fun with Design!

While you want the island to fit with the rest of your kitchen, you can afford to take a little risk with the design. Opt for a bold color at the base of the island, or add a dining table to the back of the island. And, of course, add some unique lighting!

Opposing Trends: Minimalism vs. Maximalism

Home is where you can let your personality and style come through. This means that when it comes to design, the options are endless!

Two home decor trends that are gaining a lot of attention right now are minimalism and maximalism. If you find yourself getting anxious when the clutter piles up, or getting rid of belongings every weekend, minimalism might be for you. For those of you who love to shop or collect new things, maximalism could be a perfect fit.

Keep reading to learn more about these opposing design trends!

Minimalism

minimalism

Surely, you’ve heard of minimalism when it comes to home decor. A top trend for the past few years, minimalism operates on the idea that less is more.

Minimalistic design pares down items to only the essential, creating clean, simples lines with limited decor. Often, this means that people must get rid of or stow away any excess, using Marie Kondo techniques to eliminate, organize, and store items.

Color schemes are often a mix of neutrals or classic black and white. This helps create a serene space, and when done correctly, it creates an elegant beauty that appeals to many.

How to Achieve Minimalism at Home

If you yearn for a clutter-free environment and are willing to say goodbye to personal belongings, minimalism is calling your name. But if all you do is place furniture in a room with white walls, you’ll end up with a look that is cold and bare.

To achieve a minimalist design that is warm and inviting:

  • Prioritize your belongings, making sure every item has a place and a purpose.
  • Select a monochromatic or limited color palette.
  • Use space and natural light with intention.
  • Focus on functionality and craftsmanship.
  • Integrate seamless storage.

Maximalism

maximalist

While minimalism has been getting a lot of attention lately, for many, it’s just not practical. Maximalist style is on the other end of the spectrum, creating bold spaces that incorporate all of your most-loved possessions.

Maximalism is all about colors, textures, and decor that create a highly personalized style.  Instead of getting rid of excess, maximalism encourages you to layer items, showcase unique pieces, collect decor you love, and blend styles.

How to Achieve Maximalist Design

Let me be clear: don’t just pile items in a room and call it maximalism. Just like any type of design, maximalism requires thoughtful design that makes the most of your space.

Here are some tips for incorporating maximalist style in your home.

  • Start slow, adding a few pieces at a time.
  • Mix colors, patterns, and prints.
  • Showcase sentimental pieces, artwork, or photographs.
  • Layer items and decor.
  • Blend styles to create an eclectic feel.

dark paint in bedroom

Dark & Moody: How to Incorporate Dark Paint in the Bedroom

Neutral colors ranging from grays to blues, and off-whites to beiges, are popular in interior design.

But nothing makes a statement like a dark paint color.

Many people shy away from dark paint because they think it will make the room feel small and cold. When designed correctly, dark hues can create a space that feels glamorous, contemporary, and even spacious. When used in the bedroom, dark colors set the tone for a calming space and a good night’s rest.

Keep reading for tips on incorporating dark paint into the bedroom.

Consider the Ceiling and Flooring

Dark walls need to be balanced. If you darken the ceiling along with the walls, you risk a cave-like space. Instead, opt for a white ceiling to open the space overhead, creating an airy feeling. As far as flooring, light-colored hardwood, or a light area rug can bring in the contrast you need.

Lighten Up the Furniture

520

In addition to keeping the ceiling and floors light, the right furniture helps to balance dark walls. In fact, light furniture against dark walls can trick the eye into thinking the room has more natural light, making it appear larger. It doesn’t have to stop with furniture! In the bedroom, you can also bring in light colors with light fixtures, bedding, decor, and curtains.

Highlight Your Art

A dark wall creates the perfect backdrop for displaying colorful artwork. In many cases, the dark background creates a more visually appealing contrast than neutral or light walls. Hang one large statement piece above the bed for a dramatic effect, or create a gallery wall with several of your favorite pieces. Art brightens up any space, and makes your bedroom truly unique.

Start with One Wall

If going dark is still intimidating, start with an accent wall. Paint one wall your choice color, while keeping the other walls light. This adds the dramatic effect you’re looking for without committing to all four walls. It’s also a great option if your bedroom has little natural light.

home office

2020 Home Office Trends

This year, the home office has moved from ‘an added benefit’ to a ‘must-have’ on buyer checklists. For those who aren’t buying a new home, the make-shift home office at the kitchen table is no longer acceptable.

If you work from home, it’s time to create a space that you love! Take a look at some home office trends that work whether you have an entire room to yourself or a corner nook with a desk.

Colors that Inspire

Start with a color theme that inspires you. Organic and earthy grays, sage greens, and browns create a space that brings in elements of nature. This look is both calming and minimalistic in design. Bright and energetic colors liven up a space, creating a cheerful workspace. Finally, the monochromatic and bold theme is ideal for those who love a clean, modern look.

This week, vote on the color theme for the office at Residences at 66 High Street!

Ergonomics

Office ergonomics help you stay comfortable while you work, and are especially important if you sit in front of a computer all day. Ergonomics include adjusting your chair so knees are level with hips, setting up your computer so the screen is at eye level, and a keyboard level that keeps hands at or below the elbow.

Here are some pieces you can incorporate for an ergonomic workstation:

  • Laptop stand with a separate keyboard and mouse.
  • Adjustable or standing desk.
  • Footrest.
  • Ergonomic office chair.

Organization: Less is More

No matter what color theme or type of furniture you choose, keeping your workspace organized is essential. Trending home office designs keep it simple. Use floating shelves to hold containers with office supplies, keeping clutter off of your desk. For those who prefer to keep supplies out of sight, a desk with one to two drawers is enough to store essentials.

Zoom Worthy Backdrops

Zoom is the new conference call. While there are virtual backgrounds you can use, many are designing their space to include a backdrop they can proudly display on calls. An organized bookshelf, accent wall, or piece of art are all options. For those who want to be a bit more creative, you can use magazines or photos to create your own wall of inspiration.

residences at 66 high street

First up: Residences at 66 High Street

You may have already heard the news: my first project with the Social REdesign is in a brand new unit at the Residences at 66 High Street.

What you don’t know is how incredibly special this is for me. residences

Not just because it’s the first design in this new venture, but because I am working with a group of industry professionals with the same passion for excellence and quality as me. The team at the Horton Group, including Interior Designer Maryellen Sullivan, is one I’ve gotten to know well over the years. The opportunity for us to design a new unit with all of YOU is indescribable.

Hometown Pride

I’m a Guilford girl. Always have been.

Guilford is a unique community on the Connecticut shoreline. Filled with local shops and restaurants, many owned by town residents, the Town Green brings people together year after year. With a train station for easy access to cities, a small-town feel, and beaches and hiking trails all around, it’s quite simply my favorite place.

When I first heard about the Horton Group’s plan for the old Mill Building at 66 High Street, I was immediately intrigued. Their vision was bold: build the premier luxury development in the state – part historic renovation, part new build – walking distance to downtown. What could be better?

About 66 High Street

The Residences at 66 High Street are a blend of luxury and history – not to mention an incredible location. The first building on site is a beautifully restored mill building. Originally built in 1884, the mill once made everything from lollipops to torpedo switches. I love the original features that remain intact: old mill trusses, refurbished factory lights, brick, and exposed beams.

Named after Guilford’s original settlers, the Whitefield and Leete are brand new buildings, and the Chittenden is soon to be built. The attention to detail is apparent everywhere: the landscaping, unit finishes, even the hallways.

Exclusive Listing Agent

Almost three years ago, I became one of the exclusive listing agents for the new development. Working with Kenny Horton and his team, I’ve learned the ins and outs of the property, am familiar with every single unit, and have become part of the special community the residents created. My work at One + Company has helped fill the units with incredible people who love Guilford (almost) as much as I do.

Award-Winning and Record-Breaking Development

If you haven’t heard about the Residences at 66 High Street yet, get ready to get excited!

Just this month, our latest sale was of the Leete Building penthouse, which broke two New Haven County records for the highest sale for a condo unit (at $3.65 Million) and highest price per square foot (over $912 per square foot).

In addition, the development has won 10 HOBI Awards since 2016, including Best Luxury Condominium Community, Best Luxury Condominium Unit, Best Luxury Townhouse, and Best Historic Rehab Overall.

Do you see why I’m so excited now?

Starting next week, get ready to help me, Maryellen Sullivan, and the Horton Group design the newest unit in the Leete Building at the Residences at 66 High Street!
